Rental Qualifications & Requirements

Before applying for a Prime & Co Management home, please review our rental qualifications and requirements below.

Income Requirements

Applicants must make at least 2 times the monthly rent in combined gross income. Applicants provide information on monthly income as part of the application.

Credit & Background Screening

We do not require a minimum credit score, but we thoroughly review credit history for past evictions, bankruptcies, collections, or judgments. A criminal history does not automatically disqualify you — each applicant's situation is reviewed on a case-by-case basis.

Rental History

A minimum of 2 years of verifiable rental history is required to be considered. Past rental history will be thoroughly reviewed, and applicants provide 2 years of residential history along with contact information for rental references.

Applicant Requirements

Application fees are nonrefundable. Each application must include 2 years of residential history, contact information for rental references, and information on monthly income.

Occupants Age 18+

Each resident over the age of 18 must submit a separate rental application.

Renter's Insurance

Proof of renters insurance is required prior to the move-in date, and we reserve the right to verify that your policy remains active throughout the lease term.

Pet Policy

Small pets allowed ($250 non-refundable pet deposit).

Smoking Policy

All of our properties are non-smoking.

Property Viewing

A property viewing is required before applying.

Credit Reporting

We report rental payments to the credit bureaus, helping our residents build a positive credit history.

Timeline

Our team reviews applications and supporting documentation within 3–5 business days, and we reach out by email or phone if additional documentation is needed. You will be notified of our decision within 7 business days of submission.
